Seeking to address the need for high-quality affordable rental homes across the UK
BtR is not a new concept, however until recently was relatively unheard of in the UK, compared to countries such as the US and Germany, where this form of rental housing has been around for decades. As homeownership becomes less attainable for many as house prices rise, BtR developments in the UK can offer an attractive housing solution, particularly to young professionals.
According to the British Property Federation, there are now over 260,000 BtR homes completed, under construction or in the planning process in the UK, with around 40% of these in London. Industry experts predict that the BtR sector will continue to expand over the next decade, with estimates suggesting it could be worth as much as £550 billion by 2030. This growth will be driven not only by the continued demand for rental properties, but also by the increasing attractiveness of BtR developments as an investment option for institutional investors seeking long-term stable returns.


Like the main rental market, tenants pay their rent monthly and Gresham House, as landlord, covers the ground rent, services, and maintenance costs, meaning there are no hidden costs or surprise bills.
BtR housing is often modern and spacious when compared with the private rental market, offering tenants high-spec appliances. Residents can also access a range of services and amenities including communal spaces, a gym, and games rooms, all helping to foster a sense of community.
We are aiming to address the need for high-quality rental accommodation priced at a level which is affordable to lower- and middle-income earners throughout the UK.
This market segment is historically under-served because of structural supply and demand imbalances and a low average quality of properties within the UK, meaning there is now a considerable, suppressed rental demand. Delivering the requirement for new high-quality housing in regional locations is an ongoing focus for both central and regional government.

Mike joined Gresham House in February 2023.
Mike co-founded MedicX Group in 2005 and grew it to become one of the leading UK healthcare investors with over £1.5bn under management when it was sold to Octopus Capital in 2014. Mike then became CEO of Octopus Healthcare before becoming Chairman in 2018. In 2019 he led the £2.5bn all share merger between MedicX Fund and Primary Health Properties.
Mike is a qualified chartered surveyor, holds a BSc in Land Management from the University of Reading and has over 30 years of experience in real estate investment and fund management.
Mike is also the Chairman of Shoreline Partners, a specialist asset manager in the healthcare sector.

Burak joined Gresham House in February 2023.
Burak has nearly two decades of experience in the residential investment sector, both as a principal and advisor. During his career, he has completed over £1.5bn worth of investment transactions in wide ranging residential asset classes with particular focus in affordable housing. Burak was responsible for Assettrust Housing Limited’s corporate finance activities in the mid-2000s and instrumental in deploying circa £250mn investment capital in affordable housing assets without using public subsidy. Burak spent over eight years in the advisory sector with director level roles held at JLL and Avison Young before co-founding Crescom Partners Ltd. in 2021.
Burak holds a BSc in Statistics, and a MSc in Investment and Finance. Latterly, he earned his MBA from Warwick Business School in 2015.

Elizabeth joined Gresham House as part of our acquisition of TradeRisks in March 2020.
Elizabeth supports the Housing and TradeRisks teams, covering Local Authority debt transactions and Housing Association business plan analysis.
Prior to joining, Elizabeth spent four years at EY in the audit department, with a focus on asset management and private equity companies. Elizabeth has four years of professional experience and is a Chartered Accountant.
She holds a first-class honours degree in Mathematics from Durham University and is currently studying towards the CFA qualification.

Andrea joined in March 2024 as a Associate Finance Director in the Housing division.
Prior to Gresham House, Andrea worked for BDO as an Audit Trainee after graduating in 2019.
In 2023, Andrea obtained the ACA Chartered Accountant qualification.

Danny joined Gresham House in September 2024 as a Financial Controller within the Housing team. He brings over nine years of experience in the real estate industry. Before joining Gresham House, Danny served as Group Fund Controller at Frogmore Real Estate Investment Managers Limited, where he specialised in fund accounting for commercial, residential, and hotel properties.
Earlier in his career, Danny was an Audit Manager at BDO LLP, overseeing audits of varying sizes, including SMEs and FTSE 250 companies within the real estate and construction sectors.
Danny is a Chartered Accountant (ACA) and holds a degree in Accounting and Finance from the University of Durham.

Benjamin is an Asset Manager within the Housing team and he joined Gresham House in June 2025.
Benjamin has over 7 years experience in property management and affordable home ownership with a proven track record of strategic leadership and innovative problem solving. With extensive expertise in managing diverse leasehold, homeownership and commercial portfolios, he has excelled at driving efficiency and enhancing customer outcomes. During his tenure at Incommunities Group Limited he was able to deliver transformational projects that lead to exceptional financial results with a customer centric approach.
Benjamin is an active member of the National Leasehold Group (NLG) and currently sits on the service charge committee.

William joined Gresham House in July 2024 as an Asset Manager working in the Housing team, with a focus on the Build to Rent portfolio.
William has over 3 years’ experience in the real estate industry. Previously William was a Junior Asset Manager at PLATFORM_, a build to rent investor and operator, and was responsible for a JV portfolio backed by Invesco.
William holds a BA (Hons) in Politics and MSc in Islamic Finance (with Management) from Durham University.

Ross joined Gresham House in July 2021 as Financial Controller within the Housing team.
Prior to starting with Gresham House, Ross was the Financial Planning and Analysis Manager at a Wealth Planning and Investment Management company.
Ross is an ACA qualified Chartered Accountant and graduated with a BSc (Hons) in Physics and Forensic Applications in 2015.

Michael Woodman is Director of Structuring, Housing at Gresham House following the acquisition of TradeRisks in March 2020.
Michael had been legal counsel at TradeRisks since 2012 and joined with experience in debt capital markets from an international law firm, having advised clients on a range of capital markets and banking transactions. Michael works closely with client managers and has been responsible for structuring, legal and settlement elements on all financing transactions arranged by TradeRisks. For ReSI Capital Management Limited, Michael has worked closely with the origination team, ensuring deployment of funds, and the investment management team, tasked with borrowing against fund assets in accordance with the investment objective.
Michael is a dual-qualified solicitor active in corporate finance since 2005 and holds an LLB (Hons) from University College London.

David is an experienced leader in both executive and non-executive roles. He has over 30 years’ experience in Chief Executive roles, most recently at the National Housing Federation. He is Chair of Clarion Housing Association, is a previous President of Housing Europe and previous Chair of Reall, an international development housing charity. He is also chair of The Good Home Inquiry, co-chair of #Housing 2030, a joint project for Housing Europe and UNECE, and a member of the Archbishop of Canterbury’s Housing, Church and Community Commission. David frequently speaks on the challenge of optimistic leadership and the critical importance of governance. He has wide ranging media experience, is a well-regarded commentator and blogger and has extensive expertise navigating the world of politics and government. In June 2018 David was awarded a CBE.

Mark is the Executive Director of ReSI Housing and ReSI Homes.
He joined Gresham House in March 2020 following the acquisition of TradeRisks. Before joining ReSI Housing, Mark spent 12 years as a Chief Executive of Circle Housing Group, a 65,000-unit housing association, before merging it into the Clarion Group, the largest housing association in the UK. Prior to that, Mark held Chief Executive roles at Anglia Housing Group and Nene Housing Society.
He has 38 years’ social housing experience and has been a member of the Chartered Institute of Housing since 1986.

Sandeep joined Gresham House in December 2022 and leads the finance function for the Housing strategy, encompassing the full suite of financial reporting and analysis.
Sandeep has over 15 years of senior finance experience spanning financial control, valuations, product control and finance business partnering, to board and executive committee level, playing an active role in the delivery of strategic objectives.
During 10 years on the sell-side, Sandeep led and worked in teams which realised significant income opportunities and cost savings. In five years on the buy-side, Sandeep led a finance team implementing a finance operating model to facilitate the scale of a listed commercial real estate investment trust from IPO to a £1.2 bn market capitalisation.
Sandeep is a Fellow Member of Association of Chartered Certified Accountants.

Baerbel brings over 30 years of experience across architecture, construction, and development management, with deep expertise in residential delivery and environmental sustainability.
She serves as a Non-Executive Director at East End Homes, a London based housing association, and sits on its Finance & Investment Committee.
Baerbel previously held executive roles as Development & Board Director at Wates Residential and, before that, at Londonewcastle, where she spent 13 years shaping and delivering high-quality residential schemes. Across these roles, she led significant growth through challenging market cycles and built a reputation for navigating complexity with clarity and focus.
She brings deep expertise in joint ventures and partnerships, having served on and advised multiple boards. Her strength lies not just in structuring deals, but in aligning people, strategy, and delivery to make them succeed.
Originally trained as an architect, Baerbel’s career has evolved from design into construction, project leadership, and ultimately strategic development—giving her a rare, end-to-end perspective on the built environment.
She is also the founder of be.haus, a consultancy offering independent, strategic advice to developers and partners seeking clarity, confidence, and results.

Graham brings a wealth of financial and governance experience to Resi Homes, with a particular focus on the social and affordable housing sector.
Graham joined the Board of Catalyst Housing in September 2017 and became a Board member and Chair of the Group Audit and Risk Committee at Peabody Trust when Catalyst merged with the Peabody Group in April 2022. Peabody is a substantial provider of residential property, development, and community management operations within the social housing sector.
From 2021 to 2025 he was Board Chair of St Arthur Homes Limited ,a for profit, registered provider (FPRP) acquiring, and managing, shared ownership housing, backed by private equity.
Graham has a professional background as a Chartered Accountant with substantial experience in working with companies focussed on growth across a range of sectors, including energy, technology, consumer, and financial services.
