Our Retirement Living strategy provides housing for people living independently later in life in an environment that is focused on the needs of customers. This type of housing is designed for those who enjoy independent living and who wish to socialise and be part of a community.

 

Why retirement housing is so important

By 2040, the UK population is projected to increase to 70.4 million, of which 17.2 million will be aged 65+.1 Currently, retirement housing only accounts for 10% of all older households, and new developments are generally focused on the more expensive part of the market and are developed as for sale.

The undersupply is becoming worse despite development with only 120 housing units per 1,000 over 75 year olds by the end of 2025.2

Benefits of retirement living

The government’s 2022 Levelling Up report pledged to increase the choices available to older people in unsuitable accommodation, by addressing regional disparities in the supply of appropriate housing. However currently only 7,000 of the c.200,000 new homes built annually cater for an older population.

The number of retirement homes being built needs to increase significantly to address the growth of this demographic and look after the UK’s aging population.
